We Bought Land Part 5: Septic Systems, Construction Teams, and Early Summer Goals
Building a retreat from the ground up is no small feat, and with each step, we’re learning just how rewarding—and challenging—the process can be. In our latest update, we’re sharing what’s happening at Rich Hollow Retreat as we prepare to welcome guests in summer 2025 (fingers crossed!).
Here’s a behind-the-scenes look at the latest progress, from handling septic systems to firing and rehiring construction teams, plus the creative ways we’re staying on budget.
Septic Systems: Thinking Long-Term
Septic planning is one of those less glamorous—but essential—parts of the process. While preparing for three units, we discovered an opportunity to plan ahead and add a fourth unit to the same septic system. Though this decision required additional upfront costs, it will save us money and time down the line.
Pro tip for fellow builders: Even if you’re not ready to expand now, consider future-proofing your infrastructure. A little extra planning can lead to big wins later.
Construction Teams: Lessons Learned
After parting ways with our original construction crew, we took time to find a team that could meet our expectations. With new payment terms, a clear timeline, and ongoing communication, we’re finally seeing progress.
A key takeaway? Regular progress meetings are crucial—even if you’re not on-site. We’ve found that meeting twice weekly via Zoom helps keep everyone on track, even when life gets busy.
Creative Budgeting: The Facebook Marketplace Hack
Our general contractor (GC) has been a game-changer when it comes to saving money. One surprising strategy? Leveraging Facebook Marketplace for construction materials. From conduit to surplus building supplies, we’ve found quality materials at a fraction of the cost.
Pro tip: Keep detailed receipts and track purchases for clean financial records. Even when saving money, staying organized is key.
Financing the Project with a HELOC
Securing financing for a large project can be challenging, but we’ve found creative solutions. Instead of opting for costly hard money loans, we used a home equity line of credit (HELOC) to bridge the gap for phase one of our project.
This option offered a lower interest rate and allowed us to fund the build without taking on excessive debt. It’s a reminder that exploring non-traditional funding methods can pay off in the long run.
Design Decisions: Function vs. Aesthetics
From debating floating shelves vs. cabinets to choosing the right kitchen layout, design decisions can feel overwhelming. For us, the focus is always on balancing functionality with guest appeal.
Pro tip: Listen to feedback from cleaning teams and guests to make practical design choices. It’s not just about aesthetics—it’s about creating a seamless guest experience.
Looking Ahead to Summer 2025
While unexpected challenges have slowed progress, we’re committed to our goal of opening Rich Hollow Retreat by early summer 2025. With construction moving forward, a solid financing plan, and a clear vision, we’re excited to see this dream take shape.
