How to handle Airbnb’s new host fees without distorting your base rate or pricing strategy

Airbnb’s updated host fee structure has created confusion across the short-term rental industry, especially for hosts using dynamic pricing tools like PriceLabs.

In this Hosting Hotline episode, Sarah and Annette respond to a question from Jenna Louise, who asked whether management fee adjustments should be made through PriceLabs or directly inside Airbnb. The short answer: those changes should not be made in your dynamic pricing software.

Management fees can only be adjusted inside Airbnb or your property management system. PriceLabs does not currently support fee adjustments through its platform and more importantly, your base rate should remain your pricing compass. Distorting that number to recoup fees can create long-term pricing problems and unreliable data.

The conversation also highlights why there is no universal percentage that will fully recapture Airbnb’s new host fee. Factors like average daily rate, length of stay, taxes, and additional fees all impact how the change shows up in your payouts. What works for one property may fall short, or overshoot, for another.

Sarah and Annette emphasize the importance of monitoring every payout during this transition. Airbnb is still actively adjusting the rollout, and pricing platforms are responding in real time. This is not the moment for automation without understanding. Instead, hosts should focus on stability, data literacy, and intentional adjustments made where they have the most control.
