Lessons from the UK: 4 Industry Experts on What Hosts Are Getting Right and Wrong (Episode 467)

A Global Perspective on Hosting from the Thanks for Visiting Team

This week’s episode takes us across the pond to Knowsley Hall, a 600-year-old estate now offering five-star hospitality experiences—and the backdrop for one of the most inspiring short-term rental gatherings we’ve attended.

Surrounded by international founders and operators, we sat down with four leaders shaping the future of STR tech and hosting. Here’s what stood out:

1. Smart Hosts Know Their ROI

Ela from Autohost says the difference between thriving and flailing hosts often comes down to reassessing ROI—constantly. Whether it’s a tech tool, team member, or even the shampoo in your unit, if it’s not helping you earn or save money, it’s time to cut it.

2. Ranking on OTAs Is a Science (and a Game)

Bart from Autorank gave us a crash course in OTA visibility:
– Open up your calendar, even on “undesirable” nights
– Don’t rely solely on Airbnb—your ranking is affected by all OTAs
– Regularly update your descriptions and photos for seasonality and SEO
– Stop blocking gap nights unless you have to—they’re dragging you down

3. Direct Bookings Can Double Your Profit

Phil from Futurestay makes a strong case: if your margins are 15–30%, OTA fees can wipe you out. Just 10–20% of your bookings coming in direct can double your profit. His advice? Start small, nurture past guests, and build slowly. It’s not about replacing OTAs—it’s about being more profitable.

4. “Kill Your Darlings” and Get Focused

Marc from Boostly says experienced hosts often cling to legacy properties, partnerships, or platforms that no longer serve their business. His advice: don’t be afraid to cut ties with what’s no longer aligned. This includes underpriced returning guests, bloated tech stacks, or team members draining your energy.

Key Takeaway:
As the industry matures, hospitality is becoming more professional and more profitable—but only if you’re willing to evolve. Reassess, streamline, and stay curious.

Ever wonder what it’s like to stay on a 2,500-acre estate that dates back to 1385—and is still owned by British royalty? Meet Knowsley Hall, a jaw-dropping historic home in England’s countryside that blends centuries of aristocratic history with five-star hospitality.

With 17 ensuite bedrooms, original artwork, a fully staffed team, and ties to Queen Elizabeth herself (no, seriously—her photo’s casually on display), this isn’t just a stay…it’s an experience. The estate also neighbors a full safari park founded by the 18th Earl of Derby—because of course it does.

Knowsley Hall is proof that old-world charm and modern hosting can coexist beautifully. Fully booked for weddings, retreats, and luxury getaways, this one’s in a league of its own.
