As temperatures rise and peak season approaches, now is the time to refresh your short-term rental. Prevent emergency repairs, avoid guest complaints, and extend the life of your property with a strategic spring maintenance plan.

Whether you’re a hands-on host or managing a team, this checklist will help you prioritize the most important seasonal tasks—so your property looks great, functions smoothly, and delivers the 5-star guest experience you’re known for.

1. Window Functionality & Cleanliness

  • Open all windows and let the fresh air in—this also gives you the chance to spot any that don’t lock or open properly.
  • Clean out the window tracks with a steamer or small brush.
  • Reinstall clean, dust-free screens.
  • Don’t forget to wash the outside of the windows too. First impressions matter.

2. HVAC Maintenance (Don’t Wait!)

  • Schedule routine HVAC service before your first summer guest checks in.
  • Replace or clean filters.
  • Clear debris from outdoor units and clean coils if needed.
  • For mini-splits, check all interior components—professional help is worth it if you’re unsure.
