Airbnb’s New Policy Update: What Hosts Need to Know About Off-Platform Rules and Fee Transparency (Bonus)

On May 10, 2025, Airbnb’s updated Off-Platform and Fee Transparency Policy goes into effect—and if you’re a short-term rental host, there are important changes to understand. While some of the updates may seem like clarifications of existing rules, they come with new levels of enforcement and implications for how you operate your Airbnb listing.

In this post, we’re breaking down what’s new, what it means for your business, and what actions you should take today to stay compliant (and even find new opportunities for revenue).


What Is Airbnb’s New Policy All About?

Airbnb is tightening its rules on:

  • Off-platform communication and payments
  • Mandatory fees and how they’re disclosed
  • Approved software and API partners
  • Security deposits and damage waivers

If you’ve ever asked a guest to Venmo you for pool heat or collected a pet fee outside of the platform, this update is for you.


No More Off-Platform Payments (Even for Upsells)

One of the biggest changes: you can no longer collect payment outside of Airbnb for anything related to the reservation—unless you’re using an Airbnb API-approved software partner.

That includes:

  • Pet fees
  • Pool heat
  • Early check-in or late checkout
  • Any other upgrades or add-ons

If it’s a mandatory fee, it must be included at the time of booking using Airbnb’s “additional fees” section. If it’s an optional upsell, it must be:

  1. Clearly listed in your Airbnb listing description
  2. Collected through the Airbnb Resolution Center (or via an approved software)

Software Connections: Are You Using an Approved Partner?

Airbnb has made it clear: if you’re using third-party software to handle guest communication, upsells, or payments, it must be on their list of approved API-connected partners.

Hosts using non-approved tools risk having their account flagged or even banned.

Even if your current tools aren’t on the list, don’t panic. Start by reaching out to your provider for clarification. Many concierge-style tools integrate with Airbnb via approved platforms like Hostfully, and your provider may be working on becoming compliant.


Security Deposits: Another Shift

Airbnb is now restricting security deposits for most hosts. Unless you meet specific criteria (such as being a software-connected host), you likely can’t collect a security deposit at all. Airbnb encourages hosts to use AirCover instead, though many hosts still prefer using third-party damage waiver programs.

This is one of the grayest parts of the update—and one we’ll be watching closely.


Guest Experience First

A big driver behind these changes is guest trust and experience. Airbnb wants to reduce guest confusion, prevent surprise charges, and avoid the risk of fraud.

Things like asking guests to download third-party apps or collecting payments outside Airbnb can create friction for travelers. While we as hosts may see these policies as limiting, they’re designed to protect the guest experience—something we all benefit from when done well.

Here’s a simple action plan:

  1. Review your current fees and upsells.
  2. Update your listing descriptions to include all optional services.
  3. Check whether your software tools are Airbnb-approved.
  4. Reach out to Airbnb Support for clarity on your specific case—use the chat feature so you get a written record.
  5. Don’t panic. This is a chance to get organized and streamline your systems.
