Annette Grant: [00:02:53] Her name is Sarah. She’s crushing it. A couple of things I want to point out here. Number one, in their Instagram, it’s great. She lets you know they have a dock. Annette Grant: [00:06:43] That’s special. That was exciting for Sarah and myself and also my sister. Shout out to Tammy, but that is going to be the first of many. Sarah and I are getting ready to do our planning for next year. We’re already looking for our next spot. One just went and contingent while we were gone, but that’s okay.
So we’ll have to do another episode once this year, actually, we get the final numbers and it wraps up. We’ll do a follow-up on that. But we know it has been doing very well for us.
Sarah Karakaian: [00:07:12] Let’s actually just say a few things about that episode. So Annette and I go through number one, Annette and I, at the time when we purchased the property, we were not paying ourselves through our business. We were not W2ing, so we didn’t have W2 to get the bank, at least not W2s with two years of history.
So we talk about how we got that deal done, how we partnered with your sister. So not only are you partnering with your family, but now I’ve got two family members, another family. It means there’s a lot of really cool dynamics there and how we got that done. And also this is a property we purchased from a client of mine, so we took it off-market before she even put it on the market. We saved some money, we got a good deal and we did renovate it. And we can tell you that by renovating the kitchen and doing some aesthetic–
Annette Grant: [00:07:58] Doing basic cosmetics.
Sarah Karakaian: [00:07:59] Improvements, some wallpaper up. The kitchen, we did get renovated and we’ve seen about a 42% increase in our ADR from that work. Now, you’ll have to listen to the episode and follow us on YouTube to see it. It depends on how much money you put into that investment, how fast we’ll get that money back, all those good things to know. But improving your property, and standing out does mean more money in your pocket on the ADR.

Sarah Karakaian: [00:09:19] Review pricing. And this is especially important since the other episode we just posted with the Airbnb 2022 winter updates. Now, pricing is going to be very, very transparent, and reviewing your pricing be more important than ever. Updating digital guidebooks and welcome books is a great time to make sure that nothing’s changed. Your photos are up to date in your guidebook, instructions are saying, Did you switch out your coffee pots? And you have instructions for the wrong coffee pot?
Annette Grant: [00:09:42] Yeah, if you don’t use a guidebook.
Sarah Karakaian: [00:09:44] [Inaudible]. Update your photos. Are the photos working? Are you seeing a slowdown in bookings? Maybe you just need to tell a story in a different way now and then, of course, update your listing copy and amenities. You have very limited space in your listing because we have a very short attention span as human beings. So we need to give them the goods fast and we need to hook them. So none of this these long narratives on your listing, people aren’t going to read it, we promise you.
Annette Grant: [00:10:17] We just did some audits inside our membership, and one thing to remember everyone is when you’re doing your title, people already know the destination that they put in the search. They know how many bedrooms in bathrooms. Don’t reiterate things that they’ve clearly already defined that they’re looking for. So use that title to really stand out. What’s next?
Sarah Karakaian: [00:10:37] All right. So that was 10, nine, eight. So the seventh on our list of top 10 for 2022 is building successful digital marketing campaigns with Emily Miethner. I always get nervous when I pronounce her last name.
Annette Grant: [00:10:53] It’s okay.
Sarah Karakaian: [00:10:53] She’s a rock star. She’s really starting to make a name for herself in the short-term rental industry as the go-to for marketing campaigns, especially with Instagram giveaways. She actually just did an insider series inside of our membership where she showed our members how to set up successful giveaways.
Annette Grant: [00:11:11] And we’ll let you know her Instagram is @getawayupstate. So if you want to go back and check out how she’s done those collaborative giveaways and they are collaborative giveaways. So that’s a keyword there. Check her out and go back to that episode because it’s chock full of good stuff.
Sarah Karakaian: [00:11:27] She talks about partnering with local media and yes, she paid off that partnership, but in this episode, she goes through her ROI. She knows that if she put this money with this certain media outlet, she got X back in return through money bookings for her property, not just the ones that she gave away, obviously, but people wanting to still stay with her.
So it’s a really good episode, especially if you want to tap into some Instagram marketing that includes conversions because we get those DMs a lot like how do I know if I’m doing this Instagram work? It needs to convert into money to make sense. Here’s how Emily did it. So you want to check out episode 158 with Emily.
All right. The top six episode on our podcast for 2022 is Episode 152– pets in your rental property: what you need to know with Heather Kazmark. This was a good episode.

And so we talk about service animals, what it means when a guest is bringing a service animal, what we can and cannot do legally with service animals. So this is a really good episode, not only as a way to attract people to come to stay with you, but also our duty as people who have rentals out there and of course, making sure that we are accessible for all travelers. So it’s a really good one.

But listen, this is probably the game-changer of any short-term rental business is having that inspector, which we talk about the inspector a lot all over everywhere Sarah and I chat, but please check out that episode.
We really go through that inspection checklist and that’s going to ensure that you are getting those five-star reviews. You’re not having as many surprises. You will see a night and day difference if you have this checklist and you have someone running through it before every guest checks in.
Sarah Karakaian: [00:16:31] Just some highlights from this episode, we dig into things the inspector can look for on the exterior of your property, the interior. This includes safety items. You need to check those between every single guest. If you don’t think we found batteries missing from certain safety measures, cleaners aren’t going to be thinking about checking these things.
Annette Grant: [00:16:51] This is an inspector, not a cleaner’s job. This is above and beyond when we’re talking about cleaning. This is things that need to be inspected after the turnover team after the cleaners complete.
Sarah Karakaian: [00:17:01] Right. We dive into the kitchen, things that the inspector can cover in the kitchen, the living room. What are some aspects of the living room that can also include some safety elements like the fireplace and battery and light bulb kits? Bathroom, things to look for their bedrooms. And of course, this was my favorite addition to our checklist, you go through the whole house, what do you want to double-check? The last sweep, what to go through.
It’s a really good episode to dial in your inspection process for next year. Airbnb set it themselves. Listen, you want to try to hack our algorithm? The best way to do that is to make sure you have five-star reviews.
Annette Grant: [00:17:44] I’m going to say something here, though. Do not try to falsify the five-star reviews by having friends and family influencers giving really low prices and getting these reviews. They are snuffing that out. So just want to put that out there. So don’t think you can trick them into having friends and family yourself–
Sarah Karakaian: [00:18:01] They will delete them. And they won’t delete them necessarily right away, but with time. Actually, there is an example. Annette needed to stay at one of my places.
Annette Grant: [00:18:10] It was legit.
Sarah Karakaian: [00:18:10] She legit paid, stayed, and left a review, but they knew that we are somehow connected–
Annette Grant: [00:18:16] IP address or something?
Sarah Karakaian: [00:18:17] This is before we were sharing. We were not even a co-host. I don’t know.
Annette Grant: [00:18:20] Or showing bank accounts.
Sarah Karakaian: [00:18:22] But months later they messaged me, this is a friend of yours. This review does not count and they removed it.
Annette Grant: [00:18:29] And I just got a DM, we did on Instagram with someone that was doing a lot of trade stays with influencers and basically making them pay for the cleaning fee and they were deleting all of the reviews that the influencers were leaving because they saw that it wasn’t a true actual guest.
Sarah Karakaian: [00:18:46] So I guess you’re just going to have to have people who don’t know you come and review your place and say, it’s awesome.
Annette Grant: [00:18:52] Yeah, if you’ve had that happen to you, let us know because we need to be in the know of how it’s happening or if you’ve had it happen to you.
Sarah Karakaian: [00:18:58] Was that top four? Episode 147, back to the basics: refocusing on guest experience.
Annette Grant: [00:19:08] Yeah, just go back and listen to that, what did we talk about?
Sarah Karakaian: [00:19:10] So I’ll give you a highlight reel from this episode. A few small things that can have a big impact on your property. And this is dialed in on data, refillable cleaner containers. So arming your guests with ways to pick up after themselves.
Annette Grant: [00:19:27] Yes, they loved that.
Sarah Karakaian: [00:19:28] Especially after–
Annette Grant: [00:19:29] Or sometimes I’m not going to lie, I like to do a fresh wipe down sometimes when I get places just to make sure.
Sarah Karakaian: [00:19:34] Like I did it, I feel better.
Annette Grant: [00:19:36] There’s a lot of people out there like that.
Sarah Karakaian: [00:19:37] Full-length mirrors.
Annette Grant: [00:19:39] Yeah, that’s all day. Every day.
Sarah Karakaian: [00:19:41] Yes. That is something that when Annette and I stay places–
Annette Grant: [00:19:43] Get a few sprinkles around if you can if it makes sense.
Sarah Karakaian: [00:19:48] You don’t mind stealing.
Annette Grant: [00:19:49] No, no. I do not. I want them in front of that now. Okay, we’ll just be quiet. We’ll move on. Keep going.
Sarah Karakaian: [00:19:57] Do not forget about iron and ironing boards. Even if you are in the middle of the woods, I was managing for a client in the middle of nowhere, high-end. And you would be surprised how many times people were like, “Where’s your iris steamer? Where is your iron box?
Annette Grant: [00:20:08] We were just at like a remote beach. Some people like to do family photos in these really cool places that they’re never going to go to again. They want to look good.
Sarah Karakaian: [00:20:16] Yes. If you don’t have one of those, get those. This is Annette and I. We harp on these hooks, lots of hooks. And make sure you’re installing these hooks properly. People are going to hang heavy things on these hooks– purses, and bags, but hooks, luggage racks, and hangers. Chip clips.
Annette Grant: [00:20:32] Oh, yeah, chip clips for sure.
Sarah Karakaian: [00:20:33] And then, of course, at least a basic coffee maker. People love the Chemex and the French presses. But I’m telling you what, people just want a pot of coffee–
Annette Grant: [00:20:41] Myself included.
Sarah Karakaian: [00:20:42] Yeah. So there you go. All right, top three. And we’re very excited about this one. Episode 155– taking your short-term rental from job to business with Kylan Pimley. And we love Kylan. She is a longtime member of our membership Hosting Business Mastery.
