You want to be the best host out there, your brand standards are sky-high. No one’s bed is made as beautifully as yours.

Sarah Karakaian: [00:01:10] And when it’s time to hire a cleaning team, you’re so nervous they won’t be able to fold the towels quite like you.

Annette Grant: [00:01:16] What changed the game for us?

Both Sarah & Annette: [00:01:18] Breezeway.

Annette Grant: [00:01:20] Breezeway is easy-to-use software and app. Helps you automate, coordinate, and communicate detailed work at each of your properties so you can deliver the best experience to your guests.

Sarah Karakaian: [00:02:12] Hello. Welcome back for another great episode. I am Sarah Karakaian.

Annette Grant: [00:02:16] I am Annette Grant and together we are–

Both Sarah & Annette: [00:02:18] Thanks for Visiting.

Sarah Karakaian: [00:02:19] We’re going to kick off this episode like we do every week. Annette’s sharing one of you, our loyal listeners who’s using our hashtag #STRShareSunday on Instagram. If you use that hashtag, we are looking for you to share you here on the podcast, our email list, YouTube, anywhere we can. Annette, who are we sharing this week?

Annette Grant: [00:02:36] This week we are sharing @lucky_bend_lookout. And the reason we’re doing this today is we are going to do a top 10 and we’re paying homage to this host because she has been hosting since 2013, so she’d been hosting for 10 years.

Sarah Karakaian: [00:02:52] Congrats.

Annette Grant: [00:02:53] Her name is Sarah. She’s crushing it. A couple of things I want to point out here. Number one, in their Instagram, it’s great. She lets you know they have a dock. They have boats, workcation, redwood forest, perfect for families and Book Direct. And a couple of things that she is crushing when you go to her Book Direct site. Number one, she has the Facebook messenger chat that pops up immediately. Whether I use that or not, that just makes me feel really good that she is attentive, she is there, and she wants to communicate and hopefully get your booking.

The next thing that happens, that I’m like, “Wow, she’s crushing it.” A pop-up comes up that says, “Did you get your free gift yet? It’s a free map with 20 of the best Sonoma County wineries for families.” And she has sent me the map.

And so one thing that Sarah does, which I have to include here, is she is a blogger specifically about Russian River and Sonoma County, where she lives. And she really likes to highlight family trips. She wants to be known for that. Where can you take kids for hikes, family-friendly wineries, and all the things?

So she’s really taking that blogging perspective and what she’s putting out there and marrying it with her short-term rental. And so she is chock full of content. Please go check out not only her Instagram, give her some likes, see what she’s doing there, because she really weaves in a lot of what there is to do in her community.

So if someone scrolling through, they might find her post and then end up looking with her, and then her site is fabulous. Really drilling down why you should stay and not just at her house, but in that area and all the things that it has to offer. So, Sarah, you are absolutely crushing it. You are an inspiration for all of us to look at. And Sarah and I are going to have to put your place on our spot to come visit.

All right. So, Sarah, I alluded to it with the 10 celebrating Sarah, the Lucky Bend Lookout’s 10-year anniversary of hosting. We are going to do our top 10. This has become a tradition here at the end of the year for us, and the reason that we do this is we want to let all of our listeners know, hey, this is what other listeners are loving about the show, the ones that were really just our best listened to downloaded episodes and we want to share that with you a, if you haven’t listened to them yet, those should be the top 10 that you should put on your list to go listen to.

And then, hey, you just get an idea of what short-term rental hosts across the country and world are, what they’re paying attention to, things that are important to them. So, Sarah, let’s start the countdown.

Sarah Karakaian: [00:05:22] All right. Sitting pretty at number 10 is an Episode Solo, as you and me. And–

Annette Grant: [00:05:27] Oh, wow. It was pretty, thank you. I thought about it, I want to go back to it sometimes.

Sarah Karakaian: [00:05:32] Okay. So it’s Episode 165. That’s Episode 165, double your bookings with this STR listing strategy. And of course, we discuss parent-child listings here, Annette. People loved it.

Annette Grant: [00:05:44] They did. And we’re going to come back and do more. If you haven’t checked our YouTube channel, we have a specific episode or I guess we don’t call them episodes, a specific video on our YouTube channel that dives in deeper behind the scenes of that. We will link to it in the show notes. Please check that out. And do us a favor. Subscribe to our YouTube channel.

But that just shows that people are looking for ways to utilize their property in more than just one and get creative. We have a lot of people inside our membership that have started to do it and they’re seeing success. So add that to your list of things to listen to.

Sarah Karakaian: [00:06:19] Yep. If you don’t know what that is, it is a great strategy. It is welcomed by the OTAs. It is something safe to do and we’ve used it and it’s successful and so we know you will too. Okay. On to number nine, number nine on our top 10 episodes of 2022 is Episode 148: behind the scenes on our first real estate deal, was number nine too.

Annette Grant: [00:06:43] That’s special. That was exciting for Sarah and myself and also my sister. Shout out to Tammy, but that is going to be the first of many. Sarah and I are getting ready to do our planning for next year. We’re already looking for our next spot. One just went and contingent while we were gone, but that’s okay.

So we’ll have to do another episode once this year, actually, we get the final numbers and it wraps up. We’ll do a follow-up on that. But we know it has been doing very well for us.

Sarah Karakaian: [00:07:12] Let’s actually just say a few things about that episode. So Annette and I go through number one, Annette and I, at the time when we purchased the property, we were not paying ourselves through our business. We were not W2ing, so we didn’t have W2 to get the bank, at least not W2s with two years of history.

So we talk about how we got that deal done, how we partnered with your sister. So not only are you partnering with your family, but now I’ve got two family members, another family. It means there’s a lot of really cool dynamics there and how we got that done. And also this is a property we purchased from a client of mine, so we took it off-market before she even put it on the market. We saved some money, we got a good deal and we did renovate it. And we can tell you that by renovating the kitchen and doing some aesthetic–

Annette Grant: [00:07:58] Doing basic cosmetics.

Sarah Karakaian: [00:07:59] Improvements, some wallpaper up. The kitchen, we did get renovated and we’ve seen about a 42% increase in our ADR from that work. Now, you’ll have to listen to the episode and follow us on YouTube to see it. It depends on how much money you put into that investment, how fast we’ll get that money back, all those good things to know. But improving your property, and standing out does mean more money in your pocket on the ADR.

Annette Grant: [00:08:22] All right. What’s next?

Sarah Karakaian: [00:08:23] All right. Next up, we have Episode 146– back to basics: seven things to review in the New Year. Annette–

Annette Grant: [00:08:32] So go back and listen to that one immediately.

Sarah Karakaian: [00:08:35] Yeah, so we did that in January of 2022, and I’ll just let your listeners know what we talked about. If you want to know more about staying at your place as a way to really rock out your listing, obviously review safety, deep-clean, and inventory. So that–

Annette Grant: [00:08:54] That sounds so fun all this time.

Sarah Karakaian: [00:08:55] This never goes out of style. And actually, my team and I are already utilizing Breezeway, who’s sponsored the podcast. We also use their software. We live in Breezeway, but I am starting to schedule out deep cleaning and not just a general deep clean but really specific.

Annette Grant: [00:09:09] Like toothbrushes to grout steamers. That stuff.

Sarah Karakaian: [00:09:12] Oh yeah. We’re taking coffee pots, and coffee machines apart. We’re going to get in there.

Annette Grant: [00:09:18] Sounds fun.

Sarah Karakaian: [00:09:19] Review pricing. And this is especially important since the other episode we just posted with the Airbnb 2022 winter updates. Now, pricing is going to be very, very transparent, and reviewing your pricing be more important than ever. Updating digital guidebooks and welcome books is a great time to make sure that nothing’s changed. Your photos are up to date in your guidebook, instructions are saying, Did you switch out your coffee pots? And you have instructions for the wrong coffee pot?

Annette Grant: [00:09:42] Yeah, if you don’t use a guidebook.

Sarah Karakaian: [00:09:44] [Inaudible]. Update your photos. Are the photos working? Are you seeing a slowdown in bookings? Maybe you just need to tell a story in a different way now and then, of course, update your listing copy and amenities. You have very limited space in your listing because we have a very short attention span as human beings. So we need to give them the goods fast and we need to hook them. So none of this these long narratives on your listing, people aren’t going to read it, we promise you.

Annette Grant: [00:10:17] We just did some audits inside our membership, and one thing to remember everyone is when you’re doing your title, people already know the destination that they put in the search. They know how many bedrooms in bathrooms. Don’t reiterate things that they’ve clearly already defined that they’re looking for. So use that title to really stand out. What’s next?

Sarah Karakaian: [00:10:37] All right. So that was 10, nine, eight. So the seventh on our list of top 10 for 2022 is building successful digital marketing campaigns with Emily Miethner. I always get nervous when I pronounce her last name.

Annette Grant: [00:10:53] It’s okay.

Sarah Karakaian: [00:10:53] She’s a rock star. She’s really starting to make a name for herself in the short-term rental industry as the go-to for marketing campaigns, especially with Instagram giveaways. She actually just did an insider series inside of our membership where she showed our members how to set up successful giveaways.

Annette Grant: [00:11:11] And we’ll let you know her Instagram is @getawayupstate. So if you want to go back and check out how she’s done those collaborative giveaways and they are collaborative giveaways. So that’s a keyword there. Check her out and go back to that episode because it’s chock full of good stuff.

Sarah Karakaian: [00:11:27] She talks about partnering with local media and yes, she paid off that partnership, but in this episode, she goes through her ROI. She knows that if she put this money with this certain media outlet, she got X back in return through money bookings for her property, not just the ones that she gave away, obviously, but people wanting to still stay with her.

So it’s a really good episode, especially if you want to tap into some Instagram marketing that includes conversions because we get those DMs a lot like how do I know if I’m doing this Instagram work? It needs to convert into money to make sense. Here’s how Emily did it. So you want to check out episode 158 with Emily.

All right. The top six episode on our podcast for 2022 is Episode 152– pets in your rental property: what you need to know with Heather Kazmark. This was a good episode.

Annette Grant: [00:12:16] Heather’s kradels Kabins and that’s with a K, so K-R-A-D-E-L-S, and then kabins with a K. Check that out. Again, not surprised by this because we also have a YouTube video specifically about pets. And so we always get tons of feedback about it on both sides. People love it, people hate it, people don’t want to offer it, so check that out, see what the specifications are. And again, if you’re someone out there, hey, I’m not getting any bookings, maybe sometimes you have to get out of your comfort zone and welcome those wonderful little puppies in.

Sarah Karakaian: [00:12:47] Well, we do a deep dive with Heather because Heather is disabled and she’s also a host herself. And so we talk about service animals, what it means when a guest is bringing a service animal, what we can and cannot do legally with service animals. So this is a really good episode, not only as a way to attract people to come to stay with you, but also our duty as people who have rentals out there and of course, making sure that we are accessible for all travelers. So it’s a really good one.

Hosts don’t let hosts pay full price for their short-term rental decor, furniture, or supplies. They just don’t. But don’t worry. If you are, we got you covered. We’d love to introduce you to Minoan. Minoan has partnered up with over 200 brands to give us hosts direct access to steep discounts. These are brands like CB2, West Elm, Article, Hollywood. If you haven’t heard of them, they have amazing outdoor furniture and also, Fellow, we love their electric kettles, but there is so much more.

And instead of signing up for 200-plus trade discount programs, all you need to do is join Minoan for free. Get approved. Make sure you just show up as the caring, thoughtful host you already are and you’ll be in. And then you can shop from one website and track all your purchases and deliveries in one centralized place.

Annette Grant: [00:14:11] Sarah, I know you love the one centralized place. Instead of having 15 different tabs open, trying to figure out when that shipment is going to end up at the front door.

Sarah Karakaian: [00:14:19] Absolutely.

Annette Grant: [00:14:20] And if you help spread the good word, you can earn credits towards your next Minoan order. Talk about a win, win, win, win all the wins. So head on over to minoanexperience.com to learn more. That’s Minoan M-I-N-O-A-Nexperience.com and tell them TFV sent you.

Let’s talk about the industry’s leader in digital guidebooks, Hostfully. We use Hostfully digital guidebooks in our properties because there is no need to download yet an additional app prior to the guest stay. We can differentiate our listing from the rest by showcasing local highlights that make our property and location unique. And we can share important directions and check-in information.

Sarah Karakaian: [00:15:09] During the stay, guests can access essential information like the Wi-Fi, how-to guides for all your appliances, and all your fancy coffee makers, all the things, and additional information on property-specific amenities and give them a heads up on any checkout instructions. Hostfully’s guidebooks are a fantastic way to share a local recommendation, the House manual, and even upsell additional services.

Listeners of the Thanks for Visiting Podcast get two free months when you use our code TFV100. So head on over to hostfully.com and sign up today. All right. Top five is Episode 151– how to build a foolproof inspection checklist.

Annette Grant: [00:15:58] I love it. Okay, this one really quick. We’re drinking out of our Breezeway mugs right now because they are a sponsor of our show. But listen, this is probably the game-changer of any short-term rental business is having that inspector, which we talk about the inspector a lot all over everywhere Sarah and I chat, but please check out that episode.

We really go through that inspection checklist and that’s going to ensure that you are getting those five-star reviews. You’re not having as many surprises. You will see a night and day difference if you have this checklist and you have someone running through it before every guest checks in.

Sarah Karakaian: [00:16:31] Just some highlights from this episode, we dig into things the inspector can look for on the exterior of your property, the interior. This includes safety items. You need to check those between every single guest. If you don’t think we found batteries missing from certain safety measures, cleaners aren’t going to be thinking about checking these things.

Annette Grant: [00:16:51] This is an inspector, not a cleaner’s job. This is above and beyond when we’re talking about cleaning. This is things that need to be inspected after the turnover team after the cleaners complete.

Sarah Karakaian: [00:17:01] Right. We dive into the kitchen, things that the inspector can cover in the kitchen, the living room. What are some aspects of the living room that can also include some safety elements like the fireplace and battery and light bulb kits? Bathroom, things to look for their bedrooms. And of course, this was my favorite addition to our checklist, you go through the whole house, what do you want to double-check? The last sweep, what to go through.
It’s a really good episode to dial in your inspection process for next year. Airbnb set it themselves. Listen, you want to try to hack our algorithm? The best way to do that is to make sure you have five-star reviews.

Annette Grant: [00:17:44] I’m going to say something here, though. Do not try to falsify the five-star reviews by having friends and family influencers giving really low prices and getting these reviews. They are snuffing that out. So just want to put that out there. So don’t think you can trick them into having friends and family yourself–

Sarah Karakaian: [00:18:01] They will delete them. And they won’t delete them necessarily right away, but with time. Actually, there is an example. Annette needed to stay at one of my places.

Annette Grant: [00:18:10] It was legit.

Sarah Karakaian: [00:18:10] She legit paid, stayed, and left a review, but they knew that we are somehow connected–

Annette Grant: [00:18:16] IP address or something?

Sarah Karakaian: [00:18:17] This is before we were sharing. We were not even a co-host. I don’t know.

Annette Grant: [00:18:20] Or showing bank accounts.

Sarah Karakaian: [00:18:22] But months later they messaged me, this is a friend of yours. This review does not count and they removed it.

Annette Grant: [00:18:29] And I just got a DM, we did on Instagram with someone that was doing a lot of trade stays with influencers and basically making them pay for the cleaning fee and they were deleting all of the reviews that the influencers were leaving because they saw that it wasn’t a true actual guest.

Sarah Karakaian: [00:18:46] So I guess you’re just going to have to have people who don’t know you come and review your place and say, it’s awesome.

Annette Grant: [00:18:52] Yeah, if you’ve had that happen to you, let us know because we need to be in the know of how it’s happening or if you’ve had it happen to you.

Sarah Karakaian: [00:18:58] Was that top four? Episode 147, back to the basics: refocusing on guest experience.

Annette Grant: [00:19:08] Yeah, just go back and listen to that, what did we talk about?

Sarah Karakaian: [00:19:10] So I’ll give you a highlight reel from this episode. A few small things that can have a big impact on your property. And this is dialed in on data, refillable cleaner containers. So arming your guests with ways to pick up after themselves.

Annette Grant: [00:19:27] Yes, they loved that.

Sarah Karakaian: [00:19:28] Especially after–

Annette Grant: [00:19:29] Or sometimes I’m not going to lie, I like to do a fresh wipe down sometimes when I get places just to make sure.

Sarah Karakaian: [00:19:34] Like I did it, I feel better.

Annette Grant: [00:19:36] There’s a lot of people out there like that.

Sarah Karakaian: [00:19:37] Full-length mirrors.

Annette Grant: [00:19:39] Yeah, that’s all day. Every day.

Sarah Karakaian: [00:19:41] Yes. That is something that when Annette and I stay places–

Annette Grant: [00:19:43] Get a few sprinkles around if you can if it makes sense.

Sarah Karakaian: [00:19:48] You don’t mind stealing.

Annette Grant: [00:19:49] No, no. I do not. I want them in front of that now. Okay, we’ll just be quiet. We’ll move on. Keep going.

Sarah Karakaian: [00:19:57] Do not forget about iron and ironing boards. Even if you are in the middle of the woods, I was managing for a client in the middle of nowhere, high-end. And you would be surprised how many times people were like, “Where’s your iris steamer? Where is your iron box?

Annette Grant: [00:20:08] We were just at like a remote beach. Some people like to do family photos in these really cool places that they’re never going to go to again. They want to look good.

Sarah Karakaian: [00:20:16] Yes. If you don’t have one of those, get those. This is Annette and I. We harp on these hooks, lots of hooks. And make sure you’re installing these hooks properly. People are going to hang heavy things on these hooks– purses, and bags, but hooks, luggage racks, and hangers. Chip clips.

Annette Grant: [00:20:32] Oh, yeah, chip clips for sure.

Sarah Karakaian: [00:20:33] And then, of course, at least a basic coffee maker. People love the Chemex and the French presses. But I’m telling you what, people just want a pot of coffee–

Annette Grant: [00:20:41] Myself included.

Sarah Karakaian: [00:20:42] Yeah. So there you go. All right, top three. And we’re very excited about this one. Episode 155– taking your short-term rental from job to business with Kylan Pimley. And we love Kylan. She is a longtime member of our membership Hosting Business Mastery. And we invited her on the show because we saw her killing it inside of our membership, and we like to bring our members on the podcast.

And Kaylan showed up to us. I’ll never forget the first, we have these hot seat calls where we can coach our members one on one with everyone else learning along the way. And Kaylan was really feeling defeated and she didn’t quite know how to meet her guests where they were and really take control of putting a line in the sand with what guests can do in her properties. And–

Annette Grant: [00:21:28] If you want to follow her, she is @gogorgegetaways, so give her some love. She’s amazing.

Sarah Karakaian: [00:21:34] We talk about the moment she realized that this needed to be managed like a business or hosting business needs to be managed like a business. When she began making the shift from treating it like a job to a company and how managing short-term rentals required looking at things through a different lens than a landlord because Kaylan was already managing long-term rentals.

So if you feel like that is ringing true to you, or even if you just want to hear a fellow host and how they overcome some difficult times and some challenges, Kaylan’s Episode 155 is a really good listen. All right. Number two, simplify ordering and save on furnishings with your short-term rental with Minoan.

Annette Grant: [00:22:15] Oh yeah. Like host, don’t let host pay full retail. So please check out Minoan if you haven’t yet, we’ll make sure the link in the show notes. And there’s no secret here. We think all of our listeners probably love to shop and if you can get it at a wonderful discount, why not?

We will admit that the property that we just talked to you about, I think anything and everything that we could purchase via Minoan, we did. Maybe there were a few things that we couldn’t, but spent thousands and thousands and thousands. I just got an email this week about the discounts like, oh my gosh, is this real? I’m getting ready to purchase.

And I was like, yes, we’ve bought a lot of furniture from here. It’s amazing. Do yourself a favor. Even if you bought your furniture, you still can save on things that you still need to replenish. And you probably need to get some new furniture too.

Sarah Karakaian: [00:23:03] Because here’s the deal, listeners, as hosts, whether you have one or 20 properties, you are buying products that consumers can touch and see and feel. And not only does Minoan help you with those purchases, but you absolutely, you’re a trader, you are a designer, you are a business owner, so you deserve these discounts. And what Minoan does is, at my past life as an interior designer, if I wanted to trade discounts from a brand, I had to contact them, fill out a form, and wait for them to return.

Sometimes it’s a back and forth a few times giving them different pieces of information. With Minoan, you just sign up with Minoan and they do all of their work and you get into their little portal and there’s no cost to you. I know this sounds crazy, but there’s no cost to you, so it’s really a no-brainer. They are the sponsor of our podcast. They are a big supporter of Thanks for Visiting. And we’re a big supporter of them because they are helping us save a ton of money with great products.

So that’s episode 161. I didn’t say that at the beginning. That’s Episode 161. And you also get to know the CEO of Minoan and the founder. And for us, it’s really important to know who’s behind the big desk–

Annette Grant: [00:24:18] Behind the brand.

Sarah Karakaian: [00:24:19] Yes, behind the brand. And that they’ve got to be good people, too. And the entire team of Minoan is really great. So listen to Episode 161. Annette, I’m really afraid to ask you for this, but I’m going to anyway.

Annette Grant: [00:24:30] Okay.

Sarah Karakaian: [00:24:31] Give me a drum roll.

Annette Grant: [00:24:32] Oh, yeah. And there’s a button on my podcast machine that would do it. I’m going to learn how to do that.

Sarah Karakaian: [00:24:39] All right. The most listened to you–

Annette Grant: [00:24:42] Okay. Wait a second. Who says podcast machine?

Sarah Karakaian: [00:24:44] You do.

Annette Grant: [00:24:45] Okay. It’s not a podcast machine but go ahead.

Sarah Karakaian: [00:24:47] But you also have a sense of pride.

Annette Grant: [00:24:49] I am very proud of my podcast machine. We do like podcasting.

Sarah Karakaian: [00:24:51] All right. The number one listened-to episode in 2022 is a fellow female, not only an investor, but she’s also a fellow female short-term rental educator. And it is Episode 162– less is more in luxury real estate with Rachel Gainsbrugh.

Annette Grant: [00:25:12] It was an excellent episode. Please go back and listen to it. One thing that we appreciate and just love about Rachel is, that is her message in this industry. She is not about more doors. She is about quality over quantity. And she truly believes and she will break it down for you how one property can change the game. You don’t need 20, 30, 50.

And we love the message that Rachel is promoting and educating on. And the final thing we want to say about all of these episodes, we just love them, we are just going to say it. There are so many women that were in this top ten and we appreciate it. And we are going to let everybody know. Please, go to thanksforvisiting.me/apply. We want your voices on the show.

If there is something that you feel that would all of our listeners would love to listen to, we would love for you to be in the top 10 next year. So if you want to go to that again, it’s www.thanksforvisiting.me/apply. Apply to be on our show next year.

We go through those applications. We want to hear these stories. Let us know why our listeners need to hear your story. We want to share it. We want to share it.

Sarah Karakaian: [00:26:21] A bit of advice. We will ask you what will we talk about in your episode. And it needs to come from a place of education, it needs to come from a place of inspiration, or maybe you’ve just continued to face a bunch of challenges and you’ve got over a couple of them. That’s what our listeners want to know about.

For example, Rachel, she’s a healthcare professional by day, but she wanted to make sure that she was building long-term wealth with that income. And that’s her passion, is showing healthcare workers how to invest in short-term rentals.
