Treat Airbnb Like An Airline And Get Rich (Episode 572)

Airlines changed the business by reimagining the flight. Hosts can do the same by adding convenience, luxury, excitement, and confident pricing to the guest experience.

Most hosts think they are renting out a room, a home, or a place to sleep for the night. Airlines used to think the same way about a seat: it was transportation from point A to point B.

Then airlines reimagined the flight.

They built loyalty programs. They charged separately for convenience. They added premium options. They learned how to price based on demand.

Short-term rental hosts can learn from that same shift.

Your listing is not the whole stay. It is the foundation. What you add around it can create more convenience, more excitement, better service, and more revenue.

The opportunity is not to nickel-and-dime guests.

It is to offer something they actually want.

Stop Thinking of Extras as Nickel-and-Diming

Charging for something extra can feel uncomfortable, especially when hosts worry that guests will see it as pushy or unnecessary. But the right add-on is not about squeezing more money out of a stay. It is about offering convenience, luxury, or a solved problem that the guest is happy to pay for.

One Strategic Host member, Kim Kelley, experienced this from the guest side during a recent trip. Her group paid a trip fee plus a percentage of the grocery bill to have the fridge stocked before arrival. She sent the grocery list, arrived to food already in place, skipped the first-day grocery run, and got to settle in immediately.

That is not nickel-and-diming.

That is service.

The question for hosts is simple: what would your guests gladly pay for if it made their trip easier?

Add One Touch of Luxury

Luxury does not have to mean launching a full concierge menu overnight. It can start with something simple and thoughtful, like a forgot-something basket stocked with phone chargers, toothbrushes, toothpaste, sunscreen, or other small items guests commonly need.

It could also be:

  • A charging station with cords for different devices
  • A paid s’mores kit
  • Fridge stocking
  • A charcuterie board
  • A cocktail bar setup
  • Custom requests arranged before arrival

Start with one realistic luxury touch you can add this week. It can be free, paid, simple, or more involved. The point is to start seeing the guest experience as something you can intentionally build beyond the basic stay.

Solve a Problem Before the Guest Asks

Some of the best guest add-ons are really just problem-solvers.

If the night before a reservation is open, offering the guest the option to arrive a day early can solve a real travel problem. It gives them more time to settle in, creates a landing pad for luggage, and lets them prepare for whatever brought them to your city in the first place.

The key is to make the offer before the guest has to ask.

Hosts often wait for guests to request early arrival, late checkout, or other conveniences. But if your calendar allows it, a proactive early arrival offer can serve the guest while helping you monetize a night that may have otherwise stayed empty.

Create Excitement Around the Occasion

Guests are usually traveling for a reason.

A birthday. Graduation. Anniversary. Reunion. Proposal. Family visit. Local event.

Most hosts miss this opportunity because they do not ask why the guest is coming, or they do not know what to do with the information once they have it.

When a guest mentions the occasion, that is your cue. You do not need to inflate balloons, make bouquets, or assemble celebration packages yourself. You can partner with a local vendor and become the connector between the guest’s occasion and the person who can help bring it to life.

Offer the flowers. Offer the balloons. Offer the small celebration setup.

Then include a markup for your time and coordination.

The guest gets a better experience, the local vendor gets business, and you create an additional revenue opportunity.

Price With Demand, Not Guilt

Airlines also figured out something many short-term rental hosts still struggle with: charging more when demand is higher.

Airlines, hotels, rental cars, event tickets, and rideshare companies all price based on demand. Nobody is surprised when a hotel room costs more during a major event weekend than it does on a random Tuesday.

Yet many hosts still feel guilty charging a full rate, or more than their average rate, during holidays, peak weekends, or major local events.

That mindset can quietly cost the business real revenue.

Look at your next high-demand weekend or local event and ask:

Are you priced based on demand?

Or are you charging your average rate because it feels safer?

Loyalty Starts With a Five-Star Stay

Upsells do not create loyalty on their own. A five-star stay has to come first.

The property still needs to be clean, comfortable, accurate, and easy. Guests need to feel taken care of before any add-on matters. Once that foundation is strong, extras like a s’mores kit, fridge stocking, an early arrival offer, flowers, or a celebration setup can make the stay feel more personal and memorable.

That combination is what creates loyalty.

A guest who already had a great stay and remembers the thoughtful details is more likely to choose you again over a similar listing nearby.

Reimagine the Stay

Airlines did not grow by only selling seats. They grew by reimagining what the full flight experience could include and pricing that experience with confidence.

Hosts can do the same.

Add one touch of luxury. Solve one guest problem. Create one moment of excitement. Price one high-demand weekend with more confidence.

You do not need to build an entire concierge program overnight.
