Why Your Airbnb Isn’t Getting Bookings (Episode 558)

When an Airbnb is not getting booked, most hosts immediately look at the price.

They lower the nightly rate, add a discount, and hope the calendar starts filling.

But pricing may not be the real problem.

Your listing is competing against a full screen of similar properties, and guests are making decisions quickly. Something about your photos, title, description, reviews, pricing, or booking process may be giving them a reason to choose another property.

Here are six common mistakes to address before lowering your rate again.

1. Your Photos Are Costing You Bookings

Before guests read your title or check your price, they look at your photos.

Short-term rental photography should help guests imagine the experience of staying at your property. They want to see the bed they will sleep in, the kitchen they will use, and the view they will wake up to.

That requires a different approach from traditional real estate photography.

Hire a photographer who understands short-term rentals, and use captions to answer the questions the images cannot. Mention what is stocked in the kitchen, how close the beach is, or what guests can expect from a featured amenity.

Your hero image also needs to change with the season and your booking window. The photo that attracts winter guests may not be the one that convinces someone to book a summer stay.

2. Your Listing Title Is Generic

“Cozy cabin” and “two-bedroom downtown apartment” may accurately describe the property, but they do not give the guest new information.

Guests have already filtered for location, bedroom count, and property type. Your title needs to tell them why they should choose your listing over the others.

Lead with your strongest differentiator, especially within the first 30 characters. That might be your proximity to a major attraction, a standout amenity, pet-friendly positioning, or availability during a local event.

Your title should also change throughout the year. The most persuasive reason to book your property may shift with the season, local calendar, and current booking window.

3. Your Description Is Repelling Guests

Your photos and title earned the click. Now the description needs to convert it into a reservation.

The opening lines before the “Show More” button are especially valuable. Lead with the detail your ideal guest cares about most, whether that is location, an amenity, or the type of experience the property offers.

Below that section, make the listing easy to scan. Organize information by room and use clear details instead of long paragraphs.

Specificity builds confidence. “Seven minutes from the park entrance” is more useful than “close to the park.”

Your tone also matters. A description filled with capital letters, warnings, and house rules can make guests feel as though they are being reprimanded before they have even booked.

4. You Do Not Have a Pricing Strategy

Lowering the price whenever bookings slow down is not a strategy.

On the other side, a nearly full calendar does not automatically mean the pricing is working. If occupancy is consistently above 94%, Sarah and Annette argue that the property is likely underpriced.

Pricing too low can cause your highest-value dates to sell before guests willing to pay a premium ever see them. Pricing too high can leave your listing sitting untouched while comparable properties get booked.

Dynamic pricing software can help, but the tool still needs to be calibrated around your property, market, booking window, and demand patterns. Software does not replace a pricing strategy.

5. Your Reviews Are Not Working for You

Strong reviews do more than reassure guests. They can increase how much you are able to charge.

After delivering a strong stay, ask guests directly for a review. Keep the request warm, specific, and separate from a long checkout message.

Existing reviews can also show you exactly what needs to improve. Look for patterns across guest feedback. One complaint may be an isolated issue. The same complaint appearing repeatedly is an operational problem.

Respond to every review with future guests in mind. When an issue has been resolved, say so clearly and include when it was fixed. That helps remove doubt for the next person considering the property.

6. Your Booking Settings Create Too Much Friction

Some listings are simply harder to book than they need to be.

Instant Book restrictions, required booking messages, extra-person fees, and overly restrictive minimum stays can all cause guests to leave before completing a reservation.

Audit the experience from the guest’s perspective. Look for surprise fees, unnecessary questions, approval delays, or settings that exclude common searches in your market.

Every additional step gives the guest another opportunity to book somewhere else.

Look at the Listing Like a Guest

Hosts naturally see the property differently because they know how much work went into it.

Guests do not see the renovations, the furnishing decisions, or the thought behind every detail. They see one option among many on a screen.

Before blaming the algorithm or lowering the price again, review the listing as though you have never seen the property before.

The issue may not be the home itself. It may be how the home is being presented, priced, and sold.
