Where to Splurge—and Where to Save—When Furnishing a Short-Term Rental (Episode 531)

Furnishing a short-term rental isn’t the same as furnishing your own home—and treating it like one is one of the most expensive mistakes hosts make.

We see hosts overspend on features guests barely notice while cutting corners on the things that directly impact comfort, reviews, and repeat bookings. The result? Wasted money, disappointing guest experiences, and properties that don’t perform the way they should.

After furnishing dozens of short-term rentals and helping hosts across the country do the same, we’ve learned what actually matters—and what doesn’t. Here’s how to think strategically about where to splurge and where to save when furnishing your short-term rental.

Where to Splurge

1. Beds and Bedding
Your guests are booking an overnight stay—sleep matters. Cheap metal bed frames, low-quality mattresses, and flimsy linens lead to noise, discomfort, and negative reviews. A sturdy bed frame, a supportive mattress, and hospitality-grade sheets are some of the fastest paths to five-star reviews. Guests notice, talk about it, and remember it.

2. Cookware and Kitchen Essentials
The kitchen is one of the biggest advantages short-term rentals have over hotels, yet it’s one of the most commonly under-equipped spaces. Warped pans, mismatched dishes, and not having enough place settings frustrate guests—especially families and longer stays. Quality cookware and ample dishware help guests feel at home and support longer bookings.

3. Seating
After the bed, seating is where guests spend the most time. Cheap sofas may look good initially, but they sag, stain, and wear out quickly. Well-made couches and chairs with durable, performance fabrics elevate your photos, your guest experience, and your long-term return on investment.

4. Rugs
Rugs define spaces, absorb sound, and make a property feel finished. Thin, low-quality rugs wear out fast and are immediately noticeable. Investing in quality rugs—and securing them properly for safety—helps prevent accidents and improves overall comfort.

5. One Intentional Visual Moment
Not every wall needs something, but every property benefits from one intentional design moment. Whether it’s an accent wall, wallpaper, bold paint choice, or a mural, a single thoughtful design feature can make your listing stand out and create a photo-worthy moment guests remember.

Where to Save

Wine Glasses and Small Barware
These items break, disappear, and need frequent replacement. Buy affordable sets and keep backups on hand.

Bathroom Amenities
Guests don’t expect luxury brands—they expect clean, consistent, well-presented basics. You can create an elevated feel without overspending by choosing thoughtfully branded, refillable options.

Decorative Clutter
Excess decor creates more work for cleaning teams and rarely improves the guest experience. Skip unnecessary tchotchkes and focus your budget on items guests use, touch, and interact with.

The Big Picture

The rule of thumb is simple:
Splurge on anything guests sleep on, sit on, or use repeatedly. Save on items that are disposable, easily broken, or unlikely to influence a booking decision.

Furnishing your short-term rental doesn’t have to be overwhelming or wasteful—but it does need to be intentional. When you invest strategically, your property performs better, lasts longer, and delivers a better experience for everyone who stays.
