Airbnb’s New Cancellation Rules: What Hosts Need to Do Now (Episode 519)

Airbnb has officially rolled out its new 24-hour free cancellation policy for all stays under 28 days. And while this move brings Airbnb in line with hotels and airlines, it also introduces a new layer of uncertainty for hosts—especially those who rely on longer lead times or luxury bookings.

If this update has you feeling frustrated or blindsided, you’re not alone. But with the right mindset and strategy, you can adapt quickly and keep your revenue strong.

What Changed—and Why It Matters

As of October 1, 2025, every guest who books at least seven days before check-in is entitled to a full refund within 24 hours of booking. New listings can no longer choose a “strict” cancellation policy, and existing listings may not retain that option forever.

This is part of Airbnb’s broader push to streamline the guest experience and make cancellation terms more predictable across the platform.

The Business Owner Mindset Shift

Hosts who succeed long-term will be the ones who treat cancellations as a normal cost of doing business. Just like you plan for maintenance, damages, or chargebacks, you now need to plan for booking churn.

The goal: stop being emotionally knocked off course when a cancellation comes in.

How to Stay Ahead of These Changes

  1. Track your cancellation rate monthly so you can spot patterns.
  2. Build a financial cushion that assumes a small percentage of bookings will fall through.
  3. Strengthen guest communication immediately after booking—human connection reduces cancellation likelihood.
  4. Review your calendar settings to ensure long-lead bookings have follow-up messaging.
  5. Educate property owners (if you’re a manager) so they understand the shift and don’t panic.

Why Connection Matters More than Ever

Guests are far less likely to cancel when they feel personally welcomed, acknowledged, and supported. A quick message or even a phone call—especially for high-value bookings—can build early trust and commitment.

The Bottom Line

You can’t control Airbnb’s policy changes, but you can take control of your systems, expectations, and financial planning. If you normalize cancellations, forecast them, and strengthen your communication, you’ll navigate this shift with greater calm and confidence.

Whether you’re craving quiet mountain mornings or sunny beach days, Out of Bounds Retreats has a stay for every kind of reset.

In the mountains near Boone, the Skywatch and Firefly Cabins are everything we love about an unplugged escape — huge windows that make you feel wrapped in the woods, stargazing by the fire pit, and that just-right blend of rustic and luxury. Skywatch’s outdoor shower is pure magic after a hike, and Firefly’s swing bed might be the best nap spot in North Carolina. We also love that the hosts remind guests to bring snow-ready tires in winter — a small but thoughtful touch that says a lot about how they care for their visitors.

If the beach is more your vibe, their Holden Beach homes are all about easy coastal living—wide porches for coffee with a view, private beach access just steps away, and kid-friendly setups that make family travel feel actually relaxing. The heated pools, stocked kitchens, and little details (like baby gear and bikes) make it feel like you’re staying at a friend’s house… if that friend had impeccable taste and thought of everything.

From the mountains to the coast, what ties these places together is that same mix of design, comfort, and care that makes you instantly exhale when you walk in the door.

Together, Annette & Sarah are the dynamic duo behind the wildly popular podcast Thanks For Visiting, co-creators of the Hosting Business Mastery Method, & seasoned short-term-rental hosts.
